According to PropTiger's Q3 2025 report, Ahmedabad is the cheapest housing market among India's big cities, with average prices at Rs 4,820 per square foot, significantly lower than Delhi-NCR, Bengaluru, and Hyderabad. While prices have risen moderately by 7.9% from the previous year, rapid price surges in major metros make Ahmedabad the most affordable option for homebuyers.

The PropTiger Real Insight Residential report for July-September 2025 highlights Ahmedabad as the most affordable major city in India for housing, with average prices at Rs 4,820 per square foot, marking a 7.9% increase year-over-year and 1.9% from the previous quarter. This contrasts sharply with other metro cities where property prices surged significantly, such as Delhi-NCR (19% increase, Rs 8,900/sq ft), Bengaluru (15% increase), and Hyderabad (13% increase). The report attributes Ahmedabad's relative affordability to restrained property launches and controlled price rises despite increased input costs and demand focused mostly on limited premium ready-to-move-in housing. Rising property prices in other metros have heightened affordability challenges for average buyers, making Ahmedabad a key market for first-time and price-sensitive buyers. Broader market trends also reflect a growing affordability crisis across major Indian cities, emphasizing the unique position Ahmedabad holds as a viable option amidst rapidly escalating real estate costs in larger urban centers.
