Brookfield India Real Estate Trust (BIRET) announced the acquisition of Ecoworld Business Parks Pvt Ltd’s large office campus in Bengaluru, encompassing 7.7 million square feet, for Rs 13,125 crore. This strategic move represents a major expansion of BIRET’s portfolio, increasing its scale by more than 30% and marking its entry into one of India's strongest office markets, thereby establishing a pan-India presence. The transaction will occur on an arm's length basis, approved by the board of Brookprop Management Services Pvt Ltd, BIRET's managing entity. The acquisition is financed through a combination of debt, cash resources, and new equity, positioning the REIT for enhanced growth prospects. According to CEO Alok Aggarwal, the deal will boost the REIT's net asset value and increase distribution per unit, reflecting strong leasing momentum and the potential for delivering substantial value to unit holders. This acquisition solidifies Brookfield India REIT’s footprint in the commercial real estate sector across India, leveraging its institutional framework and governance practices for sustainable long-term growth.
